Hockessin Colored School #107C


January 10, 2024 -Historic Hockessin Colored School #107C - Reimagined & Transformed

Dr. David J. Wilk, MAI, CRE, an Assistant Professor of Finance and Director of the Real Estate Program at Temple University, Fox School of Business was the keynote speaker at CIRC's January membership luncheon. Dr. Wilk currently serves as the Interim CEO of the Hockessin Colored School #107C and was instrumental in helping to bring together a comprehensiv group of individuals that reimagined and transformed this historic one-room Hockessin school - that was at the forefront of ending segregation - into a modern Center for Diversity, Inclusion and Social Equity which is now the 250th park in the the New Castle County Parks system.
Attendees were enthralled with the presentation, and especially when they got to hear from former student Mr. James (Sonny) Knotts, who - along with Mr. Charlie Johnson - were present at the luncheon. Sonny Knotts told of attending the school starting in 1937, where one teacher taught all students in grades 1-6 in the same one-room schoolhouse.
As a result of Delaware parents Fred and Sarah Bulah petitioning Delaware Governor Carvel in 1950 to provide their daughter Shirley with transportation to school (rejected), and lawyer Louis L. Redding agreeing to take the case in 1951, in 1952 Delaware Chancellor Collins J. Seitz issued the declaration that the disparity between white and African-American students violated the U.S. Constitution. Had there not been a Bulah v. Gebhart, the U.S. Supreme Court would never have heard or ruled on Brown v. Board of Education. In 1954, Shirley Bulah took her first ride on a public school bus where she sat next to a little girl that (ironically) later became the mother of CIRC member Clay Greer.

September 12, 2023 - Avenue North Mixed-Use Development Update by Ernest Delle Donne

Ernest Delle Donne, Chairman of Delle Donne & Associates, and owner and developer of Avenue North - shared details and status of the 1.84 million square foot mixed-use redevelopment of the 80-acre former AstraZeneca North American Headquarters' site in Fairfax, at the intersection of U.S. 202 and Route 141/Powder Mill Road.  Retail building 9 is completed and the 12-story office tower has topped out.

Harry's Award-Winning Dinner Buffet did not disappoint and afterwards we heard from Brian Cohen of Ensemble Real Estate Investments - along with their project partners Leslie Smallwood-Lewis and Gregory Reaves from from Mosaic Development Partners - with a presentation about the 2022 Navy Yard Plan and $6 billion of new investment being made.

Tim Zulick, Senior Vice President - Northeast Region and Tim Shaw, Vice President -Development Management, Northeast Region co-presented about the company who is building several industrial facilities throughout the northeast region and other parts of the country - and they are not opposed to builidng on Spec. First State Logistics Park started as Glasgow Commons prior to LP's purchase of the site. They now have over one million square feet in three industrial buildings, one for the Du Pont Company, due in 2023.

Kurt Foreman, Director of the DPP, provided an overview of  the DPP's initiatives. John Taylor gave a refresher course on how to add your real estate buildings and sites to Zoom Prospector and how to manage those free listings. He also demonstrated a large breadth of demographics, economics, etc. for any given area in the state. Becky Harrington review the status of these projects and trends they are seeing in the industry.

Helen Stimson, of Delaware Bio, and Ariel Gruswitz, of Delaware Prosperity Partnership tied together the story and life cycle of a bioscience/life science company.
